The project presented here is not only a conceptual plan of a future development on Great Guana Cay in the Bahamas, it is a development project that has been completely thought out and is currently under construction. The developer, Mr. Allen Smith, founder of Plain Bay Enterprises Ltd. (PBE), is no stranger to the site. He is a Bahamian citizen and a once resident of the Black Point settlement on Great Guana Cay. Mr. Smith now splits his residency between Fort Lauderdale, Florida where he has business interests, and Great Guana Cay where he has his family ties.

Executive Summary

In one of the most pristine areas of the Caribbean, the developer Plain Bay Enterprises Ltd., a Bahamian company, has assembled 50 acres of
prime developable land, plus an option on an additional 450 acres. Development plans include a marina and boutique water-oriented resort
complex known now as Great Guana Cay Marina and Resort. The property is located on Great Guana Cay in the Exuma Chain, Bahamas. It is PBE’s intention to attract investment capital to complete the project’s infrastructure and seek out other developers specializing in products that complement the planned infrastructure. Included in PBE’s planned infrastructure is the marina and associated amenities, which forms the nucleus of the development.

The marina development affords a strategic location and safe haven to attract transient Bahamian cruisers, serious fishermen and yachtsmen large and small, heading to or returning from other parts of the Caribbean. Residents and guests of the resort can also enjoy the serenity and native hospitality of the outer islands for which they are well known throughout the United States and Europe.
