The project presented here is a conceptual plan of a future development site on Great Guana Cay in The Bahamas. The controller of the property, Mr. Allen Smith, founder of Allen’s Marine Enterprises Limited. (AME) has been developing and assembling land in Great Guana Cay for years.  Development plans includes a marina, dry storage facility, boat yard and a boutique water orientated resort complex surrounded by residences.

The proposed development, Little Creek Resort and Marine Center, has been envisioned as a comprehensive resort, boat yard, and marina development on the acquired land.  This mix use development would also include residential building sites and town homes to be developed in phases as the market dictates.  The developer must understand development in The Bahamas and realize that for a project of this magnitude to be successful they must create demand through strategic phasing of both products and amenities.  The developer must understand the importance of preserving the Bahamian charm that attracts people to do this type of destination resort and should maintain such an atmosphere adding to the success of the project.

The property provides a strategic location and an ideal and safe haven to attract transient Bahamas cruisers, serious anglers and yachtsmen, large and small, heading to or returning from other parts of the Caribbean.  Residents and guests of the resort can enjoy the serenity and native hospitably of the Family Islands that are so well known for throughout the United States and the World.

Marina

A wet slip Marina is of primary importance for any development at this location. The Exumas are the hub of boating in The Bahamas, and it is this life style that this development will cater to and promote.  The concept of Dry Stack Storage is a concept not yet fully maximized in The Bahamas, but the popularity has grown significantly in the US.  With the seasonality of the second home market in The Bahamas, Dry Stack Storage is an ideal alternative for boaters who don’t want to leave their boats, an investment, exposed to the sun and potential damage from the elements.  We see the opportunity to develop a 150 to 200 unit Dry Stack Storage building at this site and sell the individual units to boat owners all over Great Guana Cay, and neighboring islands. The Dry Stack Storage will become of great importance with the completion of the Exuma Bay Resort & Marina development. This 500 acre development will provide enough demand to fill a large portion of the dry storage building.

Boat Yard

The long and short-term dry storage will be offered along with the customary services of carpentry, fiberglass repair and refinishing, welding, mechanical, plumbing and electrical repairs, sailing and sport-fishing, rigging and the application of any variety of underwater gear and surface chemical compounds and anti-foulants.  The boat yard has plans for a 200 ton Travel Lift to haul and repair vessels up to 150 feet in length.    

Residences

In the vicinity of the boat yard yet shielded from the view of the boat yard there will be another residential community comprised of 80 additional home sites.
